Officer / Assistant Officer (Property Operations)

Job Description

Responsibilities
  • Acting as a landlord representative to monitor the performance of property management service provider
  • Assist manager to oversee different teams to ensure smooth handover experience to buyers, including defect rectification, handover documentations, inspection, etc.
  • Coordination of pre-handover inspection, documents and material
  • Monitor service provider to deliver quality handover and customer services for all new development projects
  • Carry out other operation duties such as sales launch logistics, cleaning and security management
Requirements
  • Degree in Property Management/ Facilities Management/ Housing Management
  • Minimum 3 years’ relevant experience in property management
  • Experience in takeover and handover of new properties is a definite advantage
  • Well organized and familiar with documentation
  • Well versed in BMO, DMC and tenancy agreements
  • Work on duty roster is required based on operational need
  • Good command of both written and spoken English and Chinese
  • Proficiency in use of MS office Words software, Excel and Chinese word processing. Chinese & English typing min 40 wpm
  • Less experience will be considered as Assistant Officer
  • Fresh graduates will also be considered

Owner Site Representative (Structural Audit)

Job Description

Responsibilities
  • Assist the project team and act as the site representative of the developer to perform site supervisory duties in structural aspects
  • Supervise the contractors' works to ensure the quality and compliance with contractual and statutory requirements
  • Comment on structural construction / working drawings and details, method statements, submissions
  • Carry out independent technical audit of building structure on site and prepare reports. Regular review and monitor the quality of structural materials and workmanship
Requirements
  • Higher diploma or above in Civil or Structural Engineering disciplines
  • Minimum 10 years’ relevant experience in supervising civil engineering work, structural steel and concrete construction in residential projects
  • Conversant with quality procedure and able to inspect in detail, report concisely, interpret clearly and record completely
  • Excellent communication, coordination and interpersonal skills
  • Proficiency in both written and spoken English and Chinese; Valid holder of Construction Industry Safety Training Certificate (“Green Card”)
Successful candidate will be appointed on 2 year contract terms. Renewal of contract will be subject to the service need and the performance of the candidate.

Assistant Manager (Contracts and Procurement Department)

Job Description

Responsibilities
  • Assist project QS to coordinate with various in-house teams for all project related activities and achieving project common goal
  • Assist project QS to advise project team on cost effective and value-added works
  • Assistant to project QS to monitor procurement process including tendering, recommendation and contract award
  • Administer payment process, variations costs, claims and final account and prepare monthly financial reports, urging the VO and Final Account Assessment to be settled on time
  • Assist project QS to be responsible for cost planning, cost control, procurement management, construction cost management and the associated reporting duties of building construction projects with responsibility of establishing cost database
  • Assist project QS to monitor Consultants and Contractors performance in costs and contractual aspects
  • Assist project QS to provide budget review, monitoring and control of projects

Requirements
  • Degree in Quantity Surveying, Building or related disciplines with a membership of HKIS / RICS
  • At least 7 years’ experience in contract or project management in the construction industry, particularly experience with developers/consultants will be an advantage
  • Experience in both Builder’s work and Building Services will be advantage
  • Solid experience in procurement management under project development
  • Familiar with consultant and construction contracts in Hong Kong
  • Able to read, draft and interpret complex contracts accurately
  • Able to strategize, draft and gather claims evidence accurately
  • Good communication
  • Good team work
  • Willing to work overtime, under pressure and meet tight schedule
  • Proficiency in PC skills, particularly on MS Words, Excel and PowerPoint
  • Fluent in English and Chinese
  • Attention to detail and a methodical approach to work
  • Eager to learn new things and can undertake challenging work

Senior Officer / Officer (IT Support)

Job Description

Responsibilities
  • Respond to user requests in office and personal visits to remote locations, for assistance with system-related concerns
  • Provide system support on Office 365, VMware, Veeam, Windows AD, Windows Server, website and mobile application management
  • Provide first level user applications support
  • Monitor all backup activities by following the well-defined backup procedure
  • Provide network support on firewalls, switches and VPNs
  • Provide PC/Server installation, configuration and administration
  • Work with vendor to perform IT support activities
  • Manage small to medium sized projects according to agreed-upon budgets and schedules
  • Provide on-site support at all locations during business hours and otherwise where problems dictate
  • Perform ad hoc assignments and responsibilities requested by supervisor

Requirements

  • Good knowledge of Network Infrastructure & Cyber Security

Manager (Finance - Property Development)

Job Description

Responsibilities
  • Manage finance, tax and internal control related matters for property development/ investment projects
  • Prepare monthly management reporting for the submission to the BU office
  • Perform financial analysis/modelling and forecasting the financial performance and cash flows of property development/investment projects
  • Perform regular inspection on internal control procedures and compliance matters
  • Suggest enhancement on existing internal control procedures
  • Coordinate with external tax representatives in preparing and executing tax planning proposals; reviewing tax submissions and ensuring tax compliance of offshore and Hong Kong entities
  • Participate in the due diligence work of Merger and Acquisition transactions
  • Handle other ad hoc assignments
Requirements
  • Degree in Finance, Accounting or related disciplines and Qualified CPA
  • Minimum 4 years relevant working experience; prior experience in Big 4 CPA firm background is a must (preferably with exposure in property developer)
  • Self-motivated, proactive and diligent
  • Excellent interpersonal, communication and presentation skills
  • Proficiency in PC skills, particularly on MS Words, Excel and PowerPoint
  • Fluent in English and Chinese (Cantonese and Mandarin)

Responsibilities
  • Assist in maintaining external relationships with debt capital providers, investment banking, banking and international credit rating agencies
  • Assist in structuring of bank finance and communicate with Lenders, Lawyers etc. on financing terms and be responsible for financing documents execution and post-financing management
  • Assist in risk management, including Vanke Group’s offshore financing capability, exchange rate, interest rate, etc.
